Where is the best market to invest in multifamily and single-family rentals for most investors? I’ll tell you the secret, and it’s simple:
The best market to invest in is usually the market you know the best.
That’s your competitive advantage, and if you’re good, it’ll show up in your returns. And that becomes your best sales pitch when raising capital.
For national and institutional groups, there are obviously other considerations: Can you build scale? How manageable is the regulatory environment – for both development and operations? How liquid is the market? How volatile is it? Etc.
But here is the truth we don’t acknowledge enough: Investors have found success in nearly every market. You can be successful nearly anywhere with the right strategy, the right street corner, the right people and the right execution.
Just because you don’t understand a market doesn’t mean that market is bad.
If you think investors over the last 20 years are crazy for migrating into the Sun Belt, you should consider that maybe you missed something that they saw.
If you think coastal cities are dead and that investors betting on those cities are crazy, you should consider that maybe those players have local knowledge/strategies that allows them to find success in markets where you couldn’t.
And if you thought the Midwest was too slow and sleepy, then that’s OK with the Midwest operators because they prefer to keep their success a secret and keep outside GPs out.
